Real-Estate for foreigners and licensing/visa procedures for work

I am hoping to make a living in Thailand as a foreigner. My recent work experience is in real-estate and sales. I have hopes for a few income streams, including owning a gym or small business. But for this post, here are the two plans I’m asking input for:

1) Owning property and renting for vacation or long term rentals.
2) Real Estate Sales

For the first, it is my understanding that I cannot be full owner of real-estate in thailand as a foreigner. What are the specifics on this? Has anyone had 1st hand experience or heard of anyone who has succeeded in owning property or becoming business owners for vacation rentals? Any input is welcome. I don’t know the market and I don’t know what potential there is for income.

Next, I understand that one can be a licensed realtor and receive a work visa in Thailand as a foreigner. I suppose that I would have to learn to speak, read and write in Thai for this to happen. I’m a long way off from this if it is true but I am young and this would be a long term play. My main curiosity is, do I have to be licensed to sell real estate in Thailand?
