I want to buy my mother a house, what guarantees do I have for quality?

สวัสดี Reddit!

I am Thai but we have been living abroad for nearly 2 decades. I will be finally finishing my master’s here soon so I want to buy my ma ma a house back in Thailand which she so dearly misses. However, she has a son there who “builds houses”, and as an engineer I shudder at the thought because he has never received any formal education and his houses are not really planned and approved by engineers, architects, electricians, plumbers, and what have you. From what I understand he just wings it, which I realise is quite normal in Thailand. Still, I love my ma ma very very much and I would never put her in a house that could crumble at the slightest gust of strong wind, especially now with climate change increasing the frequency and gravity of natural disasters. And I would like her to have high quality plumbing, good electrical grounding, a safe kitchen, and all that.

How do I go about this? Would I buy land and hire a professional company to build a house, or buy a pre-built house? In either case, what is the **real** guarantee in Thailand of housing quality? I have been spoiled by European standards where it is simply norm for all housing to be safe and up to standard, but I do not know what to look for in Thailand to be sure of that.
