Breaking a lease

I’m keen to secure something before I arrive on 3 July because not having a place makes me a bit twitchy. But most FB ads are for 12 month leases. I was going to get something on the cheaper end of my budget and if a few contracts I have come through I can do a big upgrade to something larger. What is the breaking lease situation like though? Super strict pay this out for the year or lose your 2 month deposit?
