tenant Rights in Bangkok: Seeking Advice for Lease Agreement Issues and Threats

I need help. My Thai girlfriend is currently staying in Bangkok on a rental basis. Her lease agreement expired in May 2023, but due to unforeseen circumstances, she requested to stay for an additional month i.e, June. The landlord agreed to this arrangement, and she paid the rent for one month. However, no new contract was signed for this one-month extension.

She has already informed the owner that she will be leaving the property by the end of this month. The agent asked her if he could check the room on the 19th of June, to which she agreed. Later, he sent a text saying, ‘Last day at property 19th June.’ She misunderstood and thought he wanted to check the room on the 19th, so she agreed. This caused confusion.

All the conversations between the landlord, agent, and current tenant are happening in an online line group. This morning, the agent called her and unexpectedly asked her to leave the premises. She was completely shocked by this. Now, he is threatening us that if she does not vacate the room by tomorrow, he will involve the police and sue her for property damage. Additionally, he is threatening me by saying he won’t allow me to leave the country. I am here on a tourist visa and plan to fly out in a week. Moreover, he refuses to refund the remaining rent for the remaining days.

I would like to understand our rights as tenants in this situation. Do you think seeking legal advice would be helpful?”
