Phom Phrong / Sukhumvit 24 or Lumpini Park area for long term?

Late 30s, moving to BKK for work and am wondering what are some recommendations for long term rental in either Phom Phrong / Sukhumvit 24 vs. Lumpini Park area (along Rama IV). Budget around 40k THB to 50 THB.

My rough take from the other posts about Sukhumvit 24 – convenient walking but terrible traffic, can be touristy, on the edge of Asok spillover. Is there bits of the Japanese expat area here or is that more odd Sois?

Other option, across Lumpini Park, could be quieter which is a different kind of nice, but what I saw also less options and less walkable. According to hood maps also maybe too close to some special shows and bar streets?

I’m okay to be adjacent but not on top of really busy/rowdy streets (close to walk to is great but quiet enough to sleep).

Working around Queen Sirikit MRT so I figure walkable from 24 or quick stops from Si Lom or Lumphini station.

And if I’m totally off other suggestions are great too! For example I excluded all the odd Sois because it might be difficult to cross over walking distance to Queen Sirikit, though there are a lot of people recommending Soi 39 as well.

Priorities (edited): easy access to deliveries, easy walk for street food and a short hop to restaurants, nicer gyms / healthy activities. Secondary hipster coffee lol and easy to get to social activities (no issues with a bit of nightlife). Also what’s better to prioritize, low traffic easy-to-get-Grab or close to BTS MRT?
