Going to Bangkok for Work

I have just started looking for work in Bangkok. I am from Singapore. I have a few questions in preparation of my move to BKK.

I’m trying to understand how the Visas work and what constitutes as a visa run because I absolutely do not want to have the trouble of getting denied entry.

I understand that you have a visa of about 90 days and you would re-apply for an extension in the 40th-45th day range. Some people do visa runs for this. Let’s say I travel back home to visit family for the weekend when the visa is about to expire, and when I come back to Thailand, will the authorities deem my re-entry as a visa run? I also read that you can get a 1 year visa (unsure how that is obtained).

I also have a question on renting a condo here – how much should I expect to deposit and are there any extra costs I have to pay beforehand? Where do you buy your furniture and appliances?
