5 houses over 15 years in Krabi

I built all my homes. I’ve rented out yearly and on airbnb for daily. What can I say about this experience…

The market doesn’t work like a Western country. My homes didn’t go up in value at all. They are really hard to sell. My four bedroom villa took seven years. I’m currently trying to sell the rest.

If you are looking to buy to rent on airbnb. Make sure you have a competitive advantage. It needs to be in an ideal location with pool and ammendities. My place isn’t perfect. And so it is the last to get booked. Dont’ just build an extra house because you have room. There is alot more to the airbnb business than you think.

I was able to bring in yearly income consistantly. Sometimes I rented yearly or monthly. I offered good rates. It wasn’t as good as I imagined. The high season here only lasts five months.

It was a risky investment. I put it into my wifes name.

The pros

I didn’t pay rent since I lived here.

I was able to pay 70% of my bills from the rental income on two rental properties.

I enjoyed living in a beautiful home.

The cons

High risk

Stress building them and starting a business

More work than I anticipated taking care of customers

Not being able to sell when I needed the money.

Not being able to move when I wanted to.

Would I do it again?

Nope.

What would I do different?

It is a renters market. Just get a good deal on a home and pay rent. Enjoy moving to a new location sometimes. Take your investment money and find a better opportunity.

I would only buy if you have a company, business and kid. Only if you are locked in and ready to spend a minium 10 years in one location. And don’t mind the chance of selling at a loss.
