Thinking of buying my GF a house.

Hey r/Thailand,

I could use some advice regarding a situation I’m facing in Thailand. I’ve been living and working here for almost four years now, renting a townhome with my girlfriend for the past three years. The rental prices for these townhomes are exorbitant compared to the cost of buying.

To explore the possibility of homeownership, I had an idea. I was thinking my girlfriend could take out a home loan, and I would act as the guarantor. I trust her, but I’m not one to take unnecessary risks and want to ensure I make a wise decision.

My main concern is what would happen if our relationship goes sour, we split up, and she defaults on the loan. Would it be possible for me to leave the country and avoid potential repercussions on my property in my home country?

Additionally, I’ve been contemplating a way to structure the monthly installments. Is there a way to make it appear as if the money I contribute towards the loan is a separate loan from me to her? This way, if the loan falls on me, I wouldn’t be solely responsible for paying off her house but instead have her sell it to recover some of my losses.

I understand that seeking legal advice is crucial in this situation, but I wanted to hear if anyone has faced a similar scenario or has any insights to share. Your advice and experiences would be greatly appreciated.
