Speaker system for condo – good sound without disturbing my neighbors


Looking for recommendations. I’m lucky enough to live in a pretty spacious 1br 81sqm condo with a huge living room. Awesome, I thought, it’s big TV time, so I got 75″ beautiful inches. Then I got the La-Z-Boy (ok a random lazada knockoff but same thing). I’m almost ready for epic binge watching. I have almost unlocked the Ultimate Couch Potato Living Room. All I’m missing now is the sound.

But I’ve been hesitating, because now I live in a condo, with neighbors above, below, and beside me, and some of these subwoofers transmit right through the floor/wall. It’s an older building, so noise insulation is pretty good (haven’t heard neighbors walking around or banging or anything in 2 months), but before moving here, when I lived in a standalone building, I owned the JBL 5.1 soundbar, here (https://s.lazada.co.th/s.jL866). It had a 10″ subwoofer. I doubt these old walls, thick and solid as they are, can insulate that sound completely (but I’m happy to hear from those in older condos with subwoofers that size or above if you’re not having problems with it, I’d love to learn I’m wrong).

So, I’m looking for recommendations for a high-quality surround system or soundbar with bass that “stays in my house” and won’t wake up the neighbors but that is still good. Also should have: Dolby Atmos, eARC connectivity, wifi compatibility (not just Bluetooth).

I’m aware of Sonos, but the prices…is it that much better? Is it worth it? I’d need 1 Arc + 1 Beam (living room+bedroom) to cover my space, which costs about 60k baht, and that’s without a subwoofer or surround peripherals. I guess 60k isn’t that much more than most high-end systems, but then if I want to add a subwoofer or peripherals I could end up spending 120k on this thing. I’d love to hear from Sonos owners about if it’s worth it, or Sonos haters who’ve found a better solution.

But yeah, the reason I’m asking here and not on an audiophile forum is I was interested in the Vizio line of soundbars but couldn’t find them here, even online, and of course there are weird brands like Coocaa here, so there’s a local component. Plus, I just want to get a feel for what kind of fancy systems people are using in condos without getting noise complaints. Last thing I want is to buy something way overpowered and piss off my neighbors. How are you guys doing it?

Edited to say: yes, I do have headphones, but home is for not wearing headphones.
